 Land sold in 2 tracts in order and not combined

Tract 1 consists of 162.74 taxable acres with approximately 131 DCP row crop acres and a recreation area with large quarry pond and surrounding buffer area. The farm land runs from rolling upland to bottom.  Included in the 131 acres is 12 acres of CRP buffer strips.  This is known to be a productive farm with a neat wildlife and private water area.

32.84 acres in the southeast portion of the original farm, including a quarry, has been surveyed off and is being sold as Tract 2 of this auction.

 

Tract 2 is a recreational tract with 32.84 taxable acres with a 10 acre quarry that is mostly on the propery, with the exception of a sliver of the water’s eastern edge. The balance of this tract is approximately 5 acres of farmland, including 3.07 acres of CRP buffer strips, some grassland, picnic area, drainage and timber.

The land is entered from a Class B county road on the southeast corner and is located 1/4 mile north of Page County Ross Park. This would make a great retreat.

 

 

 
 
TERMS & CONDITIONS:

Total purchase price determined by final bid on each tract x taxable acres. Buyer and seller will enter into a contract with 10% down sale day by bankable check. Balance due February 25, 2012 by cashier’s check, when buyer will receive possession, quality title and appropriate deed. Taxes prorated to date of possession.
